The Austrian federal capital Vienna is not only known for its St. Stephen's Cathedral, the Vienna Giant Ferris Wheel, or the Viennese Würstelprater. The federal capital has a great many gems, especially in the fields of architecture and real estate. Vienna is considered an absolute highlight, especially for real estate agents. In addition to old buildings, Vienna also impresses with modern properties in the various Viennese municipal districts. Anyone looking for a property is certainly spoiled for choice.

Bargains are rather rare in Vienna

However, anyone who believes they can find a bargain in Vienna is mistaken. The federal capital may have many properties in its inventory, but probably none of them are cheap. There may be differences depending on the district, but the majority of Viennese properties are relatively expensive. This is mainly due to the size of the property. Small houses or apartments are rarely sold. And with a price per square meter between 150 euros and 200 euros, it is not uncommon for a property to cost as much as 300,000 euros. Depending on the location, the square meter can even be worth up to 400 euros, meaning properties in the price category between 600,000 euros and 900,000 euros are also sold.

From Döbling to Hietzing

One of the most expensive districts—alongside Vienna's city center—are certainly the “upscale districts” of Währing, Grinzing, and Hietzing as well as Döbling. This is ultimately where Vienna's celebrities live, residing in villas or huge multi-family houses. Finding a property in this area is not impossible, but of course it is expensive. However, if you do not attach importance to needing a property in the middle of the big city, you can also find something on the outskirts. There are also properties in Simmering, Floridsdorf, and Liesing that are somewhat cheaper than properties in the middle of Vienna's big city or in the city's upscale areas. It can be an advantage when searching for real estate in Vienna to have an agent at your side. After all, agents in particular often know where affordable properties are being offered or often have a large selection themselves.

Successfully searching for real estate with an agent

Interested parties who are looking for real estate in Vienna through an agent should contact an agent who has a large repertoire. Because if the agent themselves only offers two or three properties, they are usually slow sellers. The fact is: anyone looking for a property in Vienna will quickly find one, and anyone who has many properties in their inventory can also offer several properties. Those, on the other hand, who always promote only one or two properties will be struggling with properties that cannot be sold for a wide variety of reasons. No elevator in the building, poor infrastructure, or in too great a need of renovation—there can also be some properties that simply do not meet the standard and also do not meet the wishes of the interested party and potential buyer. An advantage when searching for real estate can be that the properties can be inspected online in advance, for example, or pictures can be sent that show not only the condition of the apartment but also the layout, such as any furniture that will remain in the apartment.
